A visual septic inspection in Ontario is published at $150–$500, and a full inspection, with the tank pumped and a written report, at $300–$900. The difference is what gets checked, so compare what’s included before you compare prices.
Contractors around Hamilton and Haldimand quote by phone, so these figures come from Ontario septic companies’ and price guides’ own pages, plus the municipalities’ fee schedules.
Visual or full inspection
A visual inspection looks at what can be seen: the lids, the tank level, signs of trouble over the bed. A full inspection pumps the tank so its walls and baffles can be checked, tests the bed and ends with a written report. Buyers of a house on septic usually want the full one.

Municipal inspection programs
Some municipalities inspect septic systems on a schedule under their own programs, and charge for it. City of Hamilton’s fee schedule lists $283 for its Sewage System Maintenance Inspection Program, and Haldimand County’s 2026 schedule lists $387.30. That is a municipal inspection, not a pre-purchase one.

Buying a house with a septic
In most cases Ontario doesn’t require a septic inspection to sell a house, so buyers make it a condition of the offer. Ask the seller for the pumping records and any permit history, and get the full inspection rather than a visual one.
Questions people ask
How much is a septic inspection in Ontario?
Published prices: $150–$500 for a visual inspection and $300–$900 for a full one with pump-out and report. A camera inspection adds $150–$300.
Who pays for the septic inspection when buying a house?
Usually the buyer, as part of their due diligence, because it’s a condition they put in the offer. The parties can agree otherwise.
Is a home inspection enough for the septic?
Usually not. A general home inspection rarely pumps the tank or tests the bed; a septic inspection does.
